Building a High-Rise on a Postage Stamp: Modern in Austin’s Densest Block

Challenge

Flintco tackled one of Austin’s tightest urban construction sites: a 57-story, 755,000 SF high-rise on just 0.37 acres in the city’s downtown core. The site was surrounded by active businesses, residences, and an unprecedented construction boom—at its peak, six projects over 50 stories tall were under construction within a single block. With no on-site laydown space and streets shared by multiple cranes, the team faced extreme logistical constraints. Any misstep in scheduling, deliveries, or crane movements could ripple across neighboring projects and disrupt the community.

Solution

Flintco coordinated weekly with neighboring construction teams and City of Austin officials to align schedules, crane activity, street closures, and material deliveries. A just-in-time delivery system, complete with designated truck routes, size restrictions, and tightly controlled time windows, ensured materials arrived exactly when needed—and not a moment sooner.

Relationship management was equally critical. The team prioritized over-communication with neighboring businesses and residents, providing advance notice of activities and addressing concerns before they became issues. Hosting project events and team gatherings at local establishments supported businesses affected by construction and strengthened community ties. When schedule pressures arose, Flintco led focused phase-planning sessions with trade partners to adjust sequencing, crew sizes, and work hours, recovering lost time without compromising safety or quality.

Result

The Modern was completed on schedule with no major conflicts among owners, designers, or trade partners. Careful planning, proactive communication, and strong collaboration enabled the team to navigate significant urban constraints effectively. The project delivered a high-quality tower on an exceptionally tight site while maintaining positive relationships with the surrounding community and neighboring construction teams.
