Building Through Crisis: Delivering Memphis’s Hyatt Centric Amid Pandemic Disruption

Challenge
In August of 2019, Flintco broke ground on the eight-story, 227-room Hyatt Centric Beale Street Memphis—a project blending contemporary hotel construction with the preservation of the historic 1878 Wm. C. Ellis & Sons Ironworks and Machine Shop. Working closely with local preservationists, the team planned to integrate salvaged industrial elements from the original blacksmith shop and retain the building’s iconic signage within 14,000 SF of event space.
Then the COVID-19 pandemic brought the construction industry to a near standstill. Global supply chains collapsed. Critical materials, furniture, fixtures, and restaurant equipment were delayed indefinitely. Flintco faced an unprecedented challenge: deliver a world-class, urban hotel while navigating labor and material shortages and uncertainty impacting projects nationwide.
Solution
Flintco responded with adaptive planning and structural innovation. The team implemented a prefabricated, load-bearing metal stud panel system—numbered steel-framed wall panels manufactured in Murray, Kentucky, and delivered to the site in sequence for installation. This approach eliminated traditional steel floor framing, minimized shoring requirements, and allowed subsequent trades to begin work almost immediately after each concrete slab was placed.
As supply disruptions intensified, Flintco continuously recalibrated the schedule to absorb delays without losing momentum. The speed and efficiency of the prefabricated system became critical, ultimately reducing the construction timeline by approximately 50% compared to conventional concrete construction methods during the pandemic.
Result
The Hyatt Centric Beale Street Memphis opened in April of 2021, creating jobs and supporting downtown economic activity during one of the most challenging periods in modern construction history. The restored Ellis Building was seamlessly integrated into the new hotel, preserving its historic character while serving contemporary hospitality functions.
